35.13 Acre wooded mountain homesite in the Big Pine Ridge community with road access and mountain views just 10 miles from more than 30,000 Acres of state wildlife that are publicly accessible for hunting, hiking, camping and outdoor recreational activities. The topography is varied, with mature Pine trees, Juniper trees and rock outcroppings throughout. Two homesites have already been cleared and are ready for building and access roads have been cut. Areas of higher elevation provide views of surrounding mountains such as the Spanish Peaks to the northwest and Fishers Peak to the east.

The property is in Game Management Unit 85 which is desirable for mule deer, elk, and wild turkey. Elk and deer have been spotted on the property.

The elevation varies from 7,280 to 7,600 feet.

There is 543 feet of frontage along the northern boundary on Big Pine Ridge Road. In Big Pine Ridge the oil and gas companies maintain the roads. Electricity lines and poles are present along the northern boundary as well as on the property. Lines and meter boxes have been installed on both cleared homesites. Two cisterns are on the property. Well not installed. There is an active gas well on the property.

From this property you are only 20 miles from Trinidad Lake State Park, with 800 acres of water ideal for numerous water sports. Anglers catch rainbow and cutthroat trout, largemouth bass, channel catfish, walleye, crappie and perch. The lake is popular for water skiing and windsurfing.

The area is rich in native wildlife including one of the largest elk herds in the United States. There were wild turkey spotted near the property that can be seen in photos. Wildlife tracks & droppings were seen on the property that can also be seen in photos.

Approximately 18 miles from the Spanish Peaks State Wildlife Area, which consists of 6,410 acres of incredible mountain landscape for camping, hiking, recreation and hunting of elk, deer, rabbit, squirrel and turkey.

Many of the nearby land owners have developed their properties with cabins, homes, mobile homes and ranches.

Minimum dwelling size is only 600 square feet per the Las Animas County Land Use Guidelines. Mobile homes and manufactured homes are allowed.
